New in every room

Houseshare: the board game.

Buy rooms, charge rent, build mansions and bankrupt your flatmates, with play money only. 2–6 players, right in your group’s room.

The goal. Be the last one standing. Everyone starts with $1,500 of play money; bankrupt your flatmates.

A real game, played by the computer to show how it works.

How to play

  1. The goalBe the last one standing. Everyone starts with $1,500 of play money; bankrupt your flatmates.
  2. Your turnRoll the dice and walk that many squares. Doubles means roll again, but three doubles in a row and you’re locked out.
  3. Buy it or auction itLand on a home, ride or utility nobody owns and you can buy it. Don’t want it? It goes to auction and anyone can bid.
  4. RentLand on someone else’s place and you pay them rent. A whole colour set doubles it. Rides pay more the more you own; utilities charge 4× the dice (10× with both).
  5. Renos and mansionsOwn every home in a colour set to build renos, evenly across the set, up to 4, then a mansion. This is how you win: rent shoots up.
  6. PaydayPass or land on Payday and collect $200.
  7. CardsGroup chat and House meeting squares draw a card: money, a trip somewhere, repairs, or a spare key.
  8. Locked outLand on Lost your keys and you’re locked out. Roll doubles, pay $50, or use a spare key to get back in. After three tries you pay.
  9. Short of cash?Sell renos for half back, or mortgage a home for half its price (it earns no rent until you pay it off). Still can’t pay? You’re bust, and what you own goes to whoever you owe.
  10. TradingOn your turn, offer homes and cash to anyone. Swapping into a full set is the big move.
Play it with your group Free. Friends join from a link.

Level 1

Tap someone who owes, then someone who’s owed. Square everyone up in as few payments as you can. Our settle-up maths isn’t always perfect — sometimes you can beat it.
